"Can you check comps for me?"

That's a common question that is asked of appraisers every day. Lenders and borrowers don't want to waste their time and money on loans that won't "Appraise Out".

 
The Appraisal Foundation, in its May 2006 Q&A Newsletter, has addressed this nagging issue of Appraisers “Providing Comps” to clients and what constitutes an appraisal. Question: I have a client that just wants me to “provide comps” from a neighborhood. Are there any USPAP requirements I must comply with to perform this task? Response: To answer this question, it is important to identify exactly what the appraiser is being asked to do. If the appraiser is asked to “provide comps,” that would typically mean the appraiser would be exercising his or her own judgment to determine which sales are most “comparable” to the subject property. The appraiser may choose to include only those sales that he or she deems are most similar to the subject in size, location, quality, etc., which could mean that certain sales may be omitted. In this case, the resulting data would have been “filtered” by the appraiser’s judgment, which would have the net effect of providing a range of value to the client. This range of value is defined as an appraisal under USPAP; therefore, the appraiser would be obligated to comply with STANDARDS 1 and 2. This should be contrasted to a request for an appraiser to simply provide data. For example, an appraiser asked by a client to provide “sales data of all homes located within a one mile radius” of a specific address could comply with the client’s request without complying with STANDARDS 1 and 2, as the appraiser would just be providing sales data pursuant to the client’s defined parameters. In this example, the appraiser must be careful not to communicate any opinions or conclusions regarding the data provided. With the frst day of summer only two weeks away, the sales season in our market is off to a good start.  Activity seems to be picking up early this year.

Currently, there are 32 single family homes listed in the town of Crested Butte with prices ranging from approx. $680K to $2.5M

Condos - 70 listings ranging from $200K to $2M

New listings

Good day readers,

May is upon us, and Crested Butte Real Estate activity is on the rise. 

Todays new listings in the Crested Butte area include:

-    a 1,500 sf commercial space in town listed for $410,000

-     a 2,100 sf single family residence in CB South listed for $625,000

 

Listing activity continues to increase as the summer selling season gets closer.

Typically the summer season in Crested Butte begins with the 4th of July celebration.

Crested Butte Ski Area Upgrades in progress

 $57.3 Million in Improvements for 2005-2006 ski season
  • Mountaineer Square (formerly known as Town Center) will begin construction July 2005. It will take 18 months to complete; it will include 93 resort residences, a spa and fitness center, a new bus depot, a water/fire pit plaza retail and restaurant amenities and convention facilities. The convention facilities will debut in December 2006 for groups and meetings of up to 400.
  • Prospect Phase II infrastructure.
  • Extensive base area landscaping
  • T-Bar will be replaced with a fixed-grip quad.
  • A yurt at Paradise, which will house an on-mountain demo center and ski school facilities.
  • New rental equipment-which includes 80 pair of teaching skis.
  • New uniforms for lift operators
  • Upgrade Painter Boy and Gold Link lifts with new siding and "lofts" to match.
  • Redesign and upgrade of the Kids' World Corral.
  • A Kids' daytime tubing hill at Painter Boy and a Kids' trail map that will include kid-only trails, fun zones and club houses.
  • Upgraded snowmaking pipelines and more hydrants for more efficient snowmaking. This will enable us to open Silver Queen, Paradise and Red Lady lifts on opening day from top to bottom-weather permitting.
  • 3 new snow cats, 2 will replace older ones and one new one.
  • Increased and continued brush cutting and trail maintenance.
  • A new reservation system for CBV-the Inntopia CRS
  • A BBQ smoker on the deck of Butte 66.
